This residential project, which revitalized abandoned buildings and replaced an urban lot, created affordable one and two‐bedroom units for families and seniors in Harlem. It was developed by the Community Preservation Corporation and the Center Development Corporation, and sponsored by the Shiloh Baptist Church and St. Philips Episcopal Church. The project combined the gut renovation of an existing 100‐year old building with new construction on an adjacent lot into one new elevator serviced residential building. The other phase was the gut renovation of an existing century‐old building into a five‐story walk‐up due to ADA compliance. The project was an HPD acquisition RFP site, funded by a mixture of New Market Tax Credits and Tax Exempt Bonds, loans from the CPC with 421‐a tax abatement and j‐51 tax deferrals. As a result of their 30 year history working together, Hampshire Hotels and Strategic/ Tao Group selected WQB Architecture as Executive Architect for the redevelopment of the lobby restaurant at the Dream Downtown in the fashionable Meat Packing District of New York. WQB worked with Becker/ Volence to develop a modern Mexican theme restaurant for Bodega Negra, a popular London restaurateur. 350 East 55th Street, currently under construction is a new building directly off Sutton Place in Manhattan. The building will have 8 rental apartments and an Owner’s Duplex penthouse on completion. WQB is providing, the design, as well as code and tax consulting services for the project.
Joy City, Xidan Beijing, PRC
Citiarc MCC Construction and CMC Development took over the development of a failed retail development in a prime location in Beijing. Originally designed as a large department store, IDA/redeveloped the proposed building as a mall. Interactive Development Associates LLC and their affiliate, Oriental Property Consultants, restructured and marketed the development of a 2.5 million square foot project in Xidan, the “Times Square,” of Beijing. The project contains a major destination shopping mall, with full service food court combining Chinese traditional and western‐influenced fare and a 12 screen multiplex theater.
Loft 14 135 West 14th St New York, New York
Loft 14 was a gut renovation and five-story addition to an existing eight-story building on 14th Street in Manhattan on a site astride the Greenwich Village and Chelsea neighborhoods. Each unit is one full floor, with one or two terraces, and fully-finished, state of the art luxury kitchens and baths. The units sold quickly after coming on the market in 2008, for over $3 million each. The project was developed by the Vintage Group.

The development of the neighborhoods around Madison Square Park has created a variety of new commercial development opportunities from 23rd Street to 34 Street, one of which is the evelopment of a new furniture district along Madison Avenue and included office rents due to the success of the Flatiron District. WQB Architecture PLLC is assisting A Ruth & Sons, owner of 102 Madison Avenue (for over 40 years) in redeveloping the property. The work consists of a new retail storefront, new office entrance and a new landscaped tenant roof deck.
50 E 96th Street New York, New York
50 East 96th Street is a 100 year old building in the Carnegie Hill Historic District which has been continuously owned by A. Ruth & Sons. The building is classified as a “tenement” under the NYS Multiple Dwelling Law (MDL). WQB Architecture, working with Akerman, has been developing plans for the restoration of the building which will be funded by adding a 3 apartment penthouse on the roof. The addition requires approval by both the NYC Landmarks Preservation Commission and the NYC Board of Standards and Appeals.
